Terms & Conditions

Effective Date: 04/01/2026

These Terms & Conditions (“Agreement”) govern your use of Spotless.nyc (“Company,” “we,” “us,” or “our”) and all cleaning services provided.

By booking or using our services, you agree to be legally bound by this Agreement.

1. SERVICES

 

Spotless.nyc provides residential and commercial cleaning services, including but not limited to:

  • Standard cleaning

  • Deep cleaning

  • Move-in / move-out cleaning

  • Airbnb / short-term rental cleaning

The scope of work is defined at the time of booking. Any services not explicitly included are considered excluded.

2. BOOKINGS & CUSTOMER RESPONSIBILITIES

 

By booking a service, you agree to:

  • Provide accurate and complete information (property size, condition, instructions)

  • Ensure safe access to the property

  • Provide a safe working environment for cleaners

  • Disclose pets, hazards, or special conditions

We reserve the right to refuse or stop service if conditions are unsafe or misrepresented.

3. PRICING & PAYMENTS

​

  • Prices are based on property size, condition, and requested services

  • Payment is due:

    • At booking, or

    • Immediately upon completion (depending on service type)

We accept major payment methods (card, online payments, etc.)

Late Payments

 

Spotless.nyc reserves the right to:

  • Charge late fees

  • Suspend future services

​

4. CANCELLATION & RESCHEDULING

​

  • Cancellations must be made at least 48 hours in advance

  • Late cancellations will result in a $100 cancellation fee

  • Same-day cancellations will be charged up to 100% of the service cost

​

5. SATISFACTION GUARANTEE (RE-CLEAN POLICY)

 

If you are not satisfied:

  • You must notify us within 24 hours

  • Provide photos or a clear description of issues

We may, at our discretion:

  • Offer a free re-clean, OR

  • Provide a partial refund or credit

Re-cleans apply only to specific missed areas, not full re-services.

6. ACCESS & ENTRY

 

If cleaners are unable to access the property:

  • A lockout fee may apply

  • The appointment may be considered completed

Customers are responsible for providing:

  • Keys, codes, or access instructions

​

7. LIMITATION OF LIABILITY

 

To the maximum extent permitted by law:

  • Spotless.nyc is not liable for pre-existing damage

  • Liability is limited to the amount paid for the service

We are not responsible for:

  • Normal wear and tear

  • Improper installations (loose fixtures, unstable items)

  • Damage caused by undisclosed hazards

8. DAMAGE & CLAIMS

 

If damage occurs:

  • Must be reported within 24 hours

  • Must include photo evidence

We may:

  • Repair the damage

  • Offer compensation at our discretion

You agree to first seek coverage through your homeowner’s or renter’s insurance, where applicable.

9. INSURANCE

 

Spotless.nyc maintains general liability insurance where applicable.

However:

  • Coverage is subject to policy limits and exclusions

  • Not all damages are covered

​

10. INDEPENDENT CONTRACTORS

 

All cleaners are independent contractors, not employees.

Spotless.nyc:

  • Does not control day-to-day execution beyond service standards

  • It is not responsible for employment benefits, taxes, etc.

11. NO GUARANTEES

 

We do not guarantee:

  • Exact cleaning outcomes beyond reasonable standards

  • Removal of permanent stains, mold, or damage

Cleaning results depend on:

  • Property condition

  • Time booked

  • Environmental factors

12. COMMUNICATIONS

 

By using our services, you agree to receive:

  • Booking confirmations

  • Service reminders

  • Promotions (you can opt out)

​

13. TERMINATION

 

We reserve the right to:

  • Refuse service

  • Cancel bookings

  • Suspend accounts

For:

  • Abuse, unsafe conditions, or violations of these terms

​

14. DISPUTE RESOLUTION

 

Any disputes shall be resolved through:

  • Good-faith negotiation first

  • If unresolved: binding arbitration in New York, NY

You waive the right to:

  • Class action lawsuits

  • Jury trials (where permitted)

​

15. GOVERNING LAW

 

The laws of the State of New York govern this Agreement.

​

16. MODIFICATIONS

 

We may update these Terms at any time.

Continued use of services = acceptance of updated Terms.
